These Terms of Service (“Terms”) govern your access to and use of PermitsAutomated, operated by Permits Automated LLC (“Company,” “we,” “us,” or “our”). By creating an account or using our services, you agree to be bound by these Terms. If you do not agree, do not use the service.

2. Description of Service

PermitsAutomated provides AI-assisted permit application preparation for residential and commercial construction projects in select Florida jurisdictions. The service generates pre-filled permit application documents based on information you provide. We do not submit permits on your behalf, and we do not guarantee permit approval by any government authority.

3. Not Legal or Professional Advice

The output generated by PermitsAutomated is informational only and does not constitute legal, engineering, architectural, or professional advice. You are solely responsible for reviewing all generated documents for accuracy and compliance with applicable law before submission. We strongly recommend consulting a licensed professional for complex projects.

4. Account Responsibilities

You must provide accurate information when creating an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. You must be at least 18 years old to use this service.

5. Payments and Refunds

All fees are stated in US dollars. Payment is required before downloading permit packet documents. Due to the digital nature of our deliverables, all sales are final. Refunds may be granted at our sole discretion in cases of documented technical failure preventing document delivery.

6. Intellectual Property

The PermitsAutomated platform, branding, and software are the property of Gator Engineered Technologies, LLC. Documents generated using your project data are licensed to you for personal or business use related to the specific permit application. You may not resell or redistribute generated documents.

7. Disclaimer of Warranties

The service is provided “as is” without warranties of any kind, express or implied. We do not warrant that AI-generated content is complete, accurate, or current. Municipal requirements change frequently; always verify with the relevant jurisdiction.

8. Limitation of Liability

To the maximum extent permitted by law, Permits Automated LLC shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the service, including permit rejections, project delays, or fines resulting from inaccurate permit applications.

9. Form Accuracy Disclaimer

PermitsAutomated generates pre-filled permit applications using AI based on the information you provide. We do not guarantee the accuracy, completeness, or currency of any generated forms. Municipal forms, requirements, fees, and procedures change frequently. It is the sole responsibility of the homeowner, property owner, or licensed contractor to review every document for accuracy before submission to any government authority. We are not liable for errors, omissions, or outdated information in generated forms.

10. Rejected Applications

We are not responsible for permit applications that are rejected, returned, or require additional documentation by any municipality, city, county, or government authority for any reason. Jurisdictions may require additional forms, supplemental documentation, site plans, engineering reports, or other materials beyond what our service generates. You are responsible for satisfying all requirements of your local permitting office.

11. Licensed Professionals Required

PermitsAutomated does not condone, encourage, or facilitate unlicensed contracting work. Florida law requires licensed contractors for most construction projects exceeding owner-builder exemptions (Florida Statute 489.103). If your project requires a licensed contractor, you must engage one before using this platform. We are not responsible if a homeowner lists a contractor or company that is not properly licensed, or if unlicensed work results in failed inspections, fines, liens, or legal consequences. Users are solely responsible for verifying contractor licensing through the Florida DBPR.

12. Quotes and Contracts Required

Before using PermitsAutomated to generate permit applications, you should have obtained written quotes or a signed contract from your contractor (if applicable). Our platform assists with permit form preparation only — it does not replace the need for proper contractual agreements between property owners and contractors. We are not responsible for disputes, scope changes, or financial disagreements between parties.

13. No Property or Legal Advice

PermitsAutomated does not provide advice on property values, property improvements, real estate decisions, zoning compliance, flood zone determinations, or any other property-related matters. Information provided on our website (including guides and educational content) is for general informational purposes only and should not be relied upon as professional advice. Consult qualified professionals — licensed engineers, attorneys, appraisers, or surveyors — for property-specific guidance.

14. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Hillsborough County, Florida.

15. Changes to Terms

We may update these Terms at any time. Continued use of the service after changes are posted constitutes acceptance of the updated Terms.
